DSCR vs DCR vs DSR: What's the Difference?

DSCR, DCR, and DSR sound interchangeable but measure debt coverage differently. Here's how each formula works and why DSCR is the industry standard for residential investment property loans.

On non QM residential investment loans, "debt service" is PITIA — principal, interest, taxes, insurance, and any HOA/association dues. Formula: A DSCR of 1.25 means the property earns 25% more than its monthly obligation. Most DSCR lenders will finance ratios down to 1.00, and some programs go to 0.75 or "no ratio" with pricing adjustments. It looks at all of the borrower's monthly debt against their gross income — not a specific property's cash flow. Formula: You'll see it split into two variants: GDS (Gross Debt Service) — housing costs ÷ income; target under ~35% TDS (Total Debt Service) — housing + all other debt ÷ income; target under ~42% DSR is a borrower focused ratio. Why DSCR became the standard for investors Traditional conventional financing (Fannie/Freddie) uses DTI (Debt to Income), which is a US cousin of DSR.
